Breton Designs offers an efficient and friendly service for all your planning needs, we are based near to Dinan  in Brittany and cover the Cotes d’Armor, Morbihan and Ille et Vilaine areas. We have already done projects in the Charente and are able to take on further afield projects with a bit of help from you.

We have a been operating in Brittany for over 10 years and are well aware of the complications of dealing with ‘foreign’ bureaucracy. Being fluent in French and used to dealing with all sorts of different projects we can help and advise you through the whole planning process.

SERVICES

The 2 most common services offered are :

•    La Déclaration Préalable de Travaux, this covers smaller projects such as putting in new windows or roof lights, extensions or garages up to 20m², garden walls, certain swimming pools, solar panels, etc…

•    Le Permis de construire, covers larger conversion projects, extensions over 20m², new houses, changes of use (ie, barn to house), swimming pools, etc…

In all cases the whole dossier is prepared and delivered to the local Mairie, any follow up work required to ensure that the project is complete is all part of the service offered.

Projects over 170m² are required by law to be signed by a French registered architect, this is also part of the service we offer.

To help with your project we can design interior layouts, kitchens, bathrooms and also provide existing and proposed floor plans as well as electrical or plumbing layouts.

Other common services include demolition permits, septic tank installation permits and certificats d’urbanisme.

The initial meeting and site visit is free of charge, once we have assessed your needs an agreed price is made and presented as a quote, payment conditions are then 50% on acceptance and 50% once the project is ready to be taken to your local Mairie.

Prices can be advised for the following;

•    Declaration Prealable de Travaux               

•    Permis de construite up to 170m²             

•    Permis de construire over 170m² (including signature by French registered architecte)   

These prices are based on average sized properties and may vary slightly for larger, further away or more complicated properties. In all cases a quote is provided beforehand and any further work is also carried out on a quote basis.

Having worked in the French building trade for the last 11 years we can also help you with your project in many other ways, we are used to working with local builders, maitre d’oeuvres, property management services and builders merchants.

We can recommend people in any trade and help organise or oversee your project, if you prefer to do the work yourself then we are happy to offer friendly advice should you need it.

Recently we have become affiliated with the French distributers of the WPL Diamond waste treatment systems link and can advise you as well as organise the purchase and delivery, these systems are now becoming widely accepted in France and offer a very interesting and cost effective alternative to the classic septic tank and sand filter bed.
